Vintage Playa Vista Buildings Becoming Offices

Brentwood Capital Partners, a Santa Monica-based real estate firm, is converting a trio of vintage buildings in Playa Vista into a creative office campus.

The project, dubbed the Hangars at Playa Vista, will feature 22,400 square feet of leasable floor area.  Located at 11811-11821 Teale Street, the property is highlighted by a pair of semi-circular Quonset huts which are intended for single-tenant occupancy.  All buildings on the campus were built between 1947 and 1951, and previously served as manufacturing support facilities for the Hughes Aircraft Company.

Renderings from the architecture and design firm SAA portray and industrial-themed project with polished concrete floors and high, open ceilings.

Completion of the $9-million development is on pace to occur later this year.

More Housing Comes Online in Playa Vista

This past Saturday, national real estate firm Brookfield Residential debuted Mason and Cleo, two new collections of 81 luxury flats in the Playa Vista community.

Mason, located near the corner of Bluff Creek and Village Drives, consists of brownstone flats with single-level residences and brick exteriors.  Individual units range from 1,816 to 2,658 square feet in size, each featuring 3 to 4 bedrooms, 2 to 3.5 baths, and a 2-car garage.  Prices begin in the mid $1,000,000s.

Cleo, located on an adjacent property along McConnell Avenue, consists of single-level dwellings ranging from 2,052 to 2,674 square feet in floor area.  Each unit features 3 to 4 bedrooms, 2.5 to 3.5 baths and 2-car, 3-bay private garages.  Prices begin in the high $1,000,000s.

Both Mason and Cleo were designed by KTGY Architecture & Planning.

This weekend also marked the opening of eight new parks in Playa Vista, including the Lawn, which bisects the Mason and Cleo communities, and the Link, a linear green space which connects several new housing developments.

The properties are located immediately south of Runway, the $260-million mixed-use development which serves as Playa Vista's commercial hub.

ULI Los Angeles will offer a Case Study and Site Tour of Playa Vista, Thursday, June 9, 4:30-8 p.m. The event highlights Playa Vista’s evolution as the masterplan impacting creative office, new residential, retail, and parks and open space in Los Angeles. Community developer Brookfield Residential recently unveiled four new neighborhoods, including 85 luxury detached homes and 81 flats in modern styles. These residences are among some of the last new homes ever coming to this beach-close community. Lincoln Property Co. recently sold Runway, the Johnson-Fain designed mixed-use development within Playa Vista, to Invesco Real Estate. New Runway openings include Whole Foods market, Cinemark Theaters and 220 luxury Runway apartments.

Creative office at The Campus at Playa Vista continues to boom, making it the hub of Silicon Beach. Among the latest developments, Michael Maltzan Architecture is designing The 425,000 square-foot Brickyard by Tishman Speyer, and Yahoo recently moved to The Collective, a 204,000-square-foot campus, also by Tishman Speyer. Google will soon unveil exciting plans for its property in the Hercules Campus by The Ratkovich Company. Imax has moved in to its new state-of-the-art corporate headquarters with high-tech screening rooms. And Brookfield Residential continues to connect the entire community with a comprehensive parks and transportation network, including the Daily Shuttle.

ULI Los Angeles’ 2014 Playa Vista Case Study was one of its most popular. For this stimulating event, representatives of some of Playa Vista’s most interesting spaces and places will reveal designs and developments energizing the Los Angeles residential, retail and commercial markets.

Work Proceeds at Playa Vista's Brickyard

New York-based real estate firm Tishman Speyer is finishing vertical construction for a two-building creative office complex in Playa Vista.

The campus style development, designed by Michael Maltzan Architecture and Gensler, consists of five- and six-story structures featuring 425,000 square feet of offices, as well as a 9,000-square-foot daycare facility, 8,000 square feet of ground-floor commercial space and a below-grade parking garage.

The project, which is rising from nearly 10 acres of previously undeveloped land, is dubbed the Brickyard for its exterior of white-glazed thin brick.  Both buildings will feature tiered rooflines which gradually step down in height to create terrace decks.

Completion is expected in late 2016.

New Look for Playa Vista Office Building

The website of SPF Architects has revealed a new look for WE3, the proposed third building at the Water's Edge office complex in Playa Vista.

The $70-million project, which is slated for a vacant lot near the intersection of Lincoln and Jefferson Boulevards, would consist of a six-story structure featuring approximately 128,000 square feet of creative office space.

Renderings portray a contemporary design with punched windows and a translucent metal canopy.  The new building would be linked the the existing Water's Edge complex through a shared amenity center.

WE3 is being developed by a joint venture between real estate firm DivcoWest and Robert Maguire, the legendary Los Angeles builder behind landmark Downtown projects such as the U.S. Bank Tower.

A timeline for the project is currently unclear, though the developers are in the process of obtaining permits, and the SPF website points to 2017.

Playa Jefferson Expansion Begins Construction

Rockwood Capital, a New York-based real estate investment firm, has broken ground on a major expansion of an office campus in Playa Vista.

Playa Jefferson, a 200,000-square-foot compex at 12777 W. Jefferson Boulevard, already boasts tenants such as Facebook and Omnicom Group, Inc.  The addition of a new building on the easts side of the campus will allow Rockwood to add to that roaster.

The three-story Building E, designed by Gensler, will offer approximately 55,000 square feet of leasable space with open floor plans, high windows and outdoor decks.

An official website lists the project's completion date as Fall 2017.

Other ground-up office developments in Playa Vista include the Brickyard, an approximately 400,000-square-foot campus from Tishman Speyer.

Mini Office Building Planned in Playa Vista

Following Google's purchase of a 12-acre site in Playa Vista, a who's-who of name brand tenants have flooded into the area's long-struggling supply of office buildings.  Now, smaller investors are looking to capitalize on the neighborhood's rising tide.

This past summer, plans were filed with the City of Los Angeles to construct a new four-story office building one block north of the Google property.  The project would feature 6,750 square feet of leasable space, in addition to 12 parking space on its ground level.

Renderings displayed on the website of Los Angeles-based Plus Architects portray a contemporary design, featuring metal panels above a base of cinderblocks.  A balcony deck would wrap the building's third floor.

Additional details about the project are unclear.

New Homes Come Online in Playa Vista

Canadian homebuilder Brookfield Residential is partering with brokerage Hilton & Hyland to bring to market Jewel Playa Vista, a new collection of luxury residences on the Westside of Los Angeles.

The three-story detached homes range between 4,200 and 4,500 square feet, with an open-concept design that features luxury finishes, private elevators and outdoor dining areas.  Prices begin in the high $3 millions.

Designed by Robert Hidley Architects, Jewel offers some of the final new homes in Playa Vista, which has rapidly become the center of the burgeoning Silicon Beach tech district.  Formerly a private airport for the Howard Hughes Corporation, the community is now home to more than 10,000 residents.

Flying Above Playa Vista's Brickyard

Aerial shots provided by photographer Hunter Kerhart show that construction is now complete at the Brickyard, the latest creative office campus in Playa Vista.

Located on ten acres of previously undeveloped land at 12099 and 12126 W. Waterfront Drive, the project consists of two buildings featuring approximately 430,000 square feet of commercial offices, in addition to amenities such as a daycare facility, retail space and a parking garage.  Both buildings were designed by architect Michael Maltzan, with direction from Gensler.

At 12099 Waterfront, the project offers a six-story structure that adheres to the contours of the L-shaped lot.

Across the street at 12126 Waterfront, a five-story building features a five-story building with multiple terrace levels, as well as a landscaped plaza which connects to the adjacent Playa Vista Central Park.

Completion is now scheduled for early 2017.

Office and Retail Building Underway in Playa Vista

On the eastern perimeter of Playa Vista, a long-vacant property is finally being developed into a small office and retail complex.

Kor-Ten, as the project is known, is now rising on a wedge-shaped property at the corner of Centinela and Mesmer Avenues.  The four-story building will feature approximately 11,600 square feet of offices above 1,200 square feet of ground-floor restaurant space and a parking garage.  A terrace level and street-fronting patio will offer more than 1,500 square feet of outdoor space.

The project is being designed by local architecture firm Netarq, and constructed by the Sunshine Builders Group.

Historic aerial images show that the property has been undeveloped as far back as the early 1950s.

Frank Gehry Designing Eight-Story Office Building in Playa Vista

Frank Gehry is designing a new creative office building in Playa Vista, next-door to the former warehouse which that famed architect has converted into his firm's headquarters.

The New Beatrice West project, which first emerged one year ago, is highlighted by a proposed eight-story, 135-foot tall building at 12575 W. Beatice Street featuring approximately 195,000 square feet of creative offices above a ground-floor restaurant.  The more than two-acre site would also be improved with over 90,000 square feet of landscape and hardscape elements at ground level and on building terraces, as well as parking for 845 vehicles in a podium and underground levels.

New Beatrice West is the latest collaboration between Gehry and Beverly Hills-based real estate firm NSB Associates, following the more modest Ascend development in El Segundo.  Similar to recent Gehry designs for the Grand Avenue Project and 8150 Sunset, the project is portrayed as as a collection of boxy masses that gradually step back from the street, creating a series of terrace levels capped with lush greenery.

The project would require the demolition of an existing one-story building that now houses the Playa Vista location of the co-working firm CTRL Collective.  Work is expected to occur over approximately 22 months, with completion anticipated in mid-2019.

NSB is one of a handful of developers looking to add office space to Playa Vista including Rockwood Capital and Robert Maguire.

Playa Jefferson Office Complex Adding New Buildings

Playa Jefferson, the Westside office complex which hosts blue chip tenants such as engineering firm Arup and advertising agency Omnicom, is adding new space.

According to permit filings from the Los Angeles Department of Building and Safety, landlord Vantage Property Investors is planning to add a fifth building to the low-rise campus at 12777 W. Jefferson Boulevard.  The proposed three-story structure, which is being designed by Gensler, would contain approximately 49,000 square feet of office space.

Elsewhere on the Playa Jefferson campus, construction is already underway on a new parking structure for current and future tenants.  The five-story garage is rising at the northeast edge of the property, adjacent to Beatrice Street.

Further details about the projects are unclear at this point in time.

The proposed expansion of Playa Jefferson highlights the strong demand for office space in the Playa Vista submarket, which has benefited from numerous relocations during the past calendar year.

Further east along Jefferson Boulevard, developers Tishman Speyer and Hudson Pacific Properties have attempted to tap into this demand through various ground-up and renovation projects.

With much of Playa Vista's new office space now spoken for, investors have turned to renovating existing buildings in an effort to lure more high-tech tenants to the neighborhood.

12655 W. Jefferson Boulevard

Los Angeles-based real estate investment trust Hudson Pacific Properties continues with the refurbishment of a 1980s building at 12655 W. Jefferson Boulevard.

The six-story building, which is being rebranded as the Landing at Playa Vista, will offer nearly 100,000 square feet of office space when its renovation is complete.  It is being marketed as one of the few remaining large blocks available for single-tenant occupancy in the neighborhood.

The remodeling project, which was designed by architecture firm HLW International, is adding high, exposed ceilings, open floor plans and multiple outdoor decks to the building.

12555 W. Jefferson Boulevard

Across that street at 12555 W. Jefferson Boulevard, Mani Brothers Real Estate Group recently began a similar renovation of a three-story edfice built in 1985.  Ongoing improvements include the installation of new exterior skin and the addition of architectural lighting.  The 90,000-square-foot complex has already completed an extensive renovation of its lobby, common areas and exterior landscaping.

According to a press release from real estate firm Madison Partners, the building recently signed a 15-year lease with Providence Health System for more than 35,000 square foot of space, bringing it to full occupancy.

First Look at Playa Jefferson's Expansion

Just two months after signing Facebook to a 50,000-square-foot lease at Playa Jefferson, Vantage Property Investors has unveiled its expansion plans for the Playa Vista office complex.

A flythrough video and photorealistic renderings produced by Kilograph Studio portray the proposed Building E, which would rise on the east side of the campus at 12777 W. Jefferson Boulevard.  The three-story structure, which is being designed by global architecture firm Gensler, would feature approximately 55,000 square feet of leasable floor area.  As is typical of many creative office buildings in the neighborhood, plans call for open floor plans, high ceilings and outdoor decks.

The project would be served by a new five-story, 617-car parking garage, currently under construction immediately north of the proposed building site.

According to the Playa Jefferson website, completion of Building E is anticipated by Fall 2017.  The expanded campus will have a total of 250,000 square feet of leasable office space.

The expansion is motivated by continued demand for office space in Playa Vista, which has seen a rapid influx of high-profile tenants during the past several years.  Other ongoing projects further along Jefferson Boulevard include the 400,000-square-foot Brickyard campus and the renovation of two 1980s office buildings.

Another Campus Development Proposed in Playa Vista

Strong demand for office space in Playa Vista continues to drive new development on the neighborhood's perimeter.

Last week, developer NSB Associates filed plans with the City of Los Angeles to construct a campus-style project at 12575 W. Beatrice Street, a short distance south of the Marina Freeway.  Plans call for approximately 250,000 square feet of offfice space and a 3,146 square feet of retail component.

The 3.8-acre property is currently developed with a series of low-slung buildings which house the co-working space CTRL Collective.

City records indicate that Chait & Company, a Los Angeles-based architecture and construction firm, has been tapped to design the project.

Further details about the proposed development are unclear at this point in time.

The project site sits one block north of Jefferson Bouelvard, where approximately 650,000 square feet of office space is in various stages of development, including the Brickyard and Playa Jefferson's Building E.
