Frank Gehry Designing Eight-Story Office Building in Playa Vista

Frank Gehry is designing a new creative office building in Playa Vista, next-door to the former warehouse which that famed architect has converted into his firm's headquarters.

The New Beatrice West project, which first emerged one year ago, is highlighted by a proposed eight-story, 135-foot tall building at 12575 W. Beatice Street featuring approximately 195,000 square feet of creative offices above a ground-floor restaurant.  The more than two-acre site would also be improved with over 90,000 square feet of landscape and hardscape elements at ground level and on building terraces, as well as parking for 845 vehicles in a podium and underground levels.

New Beatrice West is the latest collaboration between Gehry and Beverly Hills-based real estate firm NSB Associates, following the more modest Ascend development in El Segundo.  Similar to recent Gehry designs for the Grand Avenue Project and 8150 Sunset, the project is portrayed as as a collection of boxy masses that gradually step back from the street, creating a series of terrace levels capped with lush greenery.

The project would require the demolition of an existing one-story building that now houses the Playa Vista location of the co-working firm CTRL Collective.  Work is expected to occur over approximately 22 months, with completion anticipated in mid-2019.

NSB is one of a handful of developers looking to add office space to Playa Vista including Rockwood Capital and Robert Maguire.


Playa Vista Warehouse Becoming Creative Offices

A small warehouse in Playa Vista is being repositioned in creative offices according to Josh Bernstein of First Property Realty Corporation.

The three-story building, located at 11869 Teale Street, was recently gutted following a fire.  Rather than returning it to its past use as a warehouse, the family that owns the low-rise structure has instead opted to redevelop it with approximately 30,000 square feet of office space.

The building is well-suited for offices according to Bernstein, with 20-foot ceilings at ground level.  The second floor above is built as a mezzanine level with a balcony, while the third level features 15-foot exposed wood ceilings with skylights.

Los Angeles-based BO.SHI architects is designing the project, which is currently under construction and expected to be ready for occupancy by the first quarter of 2018.

Upgrades Coming to Playa Vista Building

A late 1960s industrial building in Playa Vista will be renovated for use as office space, according to a leasing brochure posted to LoopNet.

The two-story structure, located at 5415 Jandy Place, is slated for interior and exterior alterations by Abramson Teiger Architects that will eventually provide more than 25,000 square feet of leasable floor area.  Highlights include the proposed addition of a small roofop structure, creating additional indoor and outdoor spaces for tenants.

According to the leasing brochure from Industry Partners points to a start of construction in July 2017, with the building ready for occupancy in November 2017.

The project site is located directly across the street from the property where famed architect Frank Gehry has designed a proposed eight-story office building.

A Peek Inside Google's Spruce Goose Hangar

In late 2014, Google purchased 12 acres of undeveloped land in Playa Vista, setting off a barrage of new office leases that turned the neighborhood into a major hub of Los Angeles' tech industry.  The Mountain View-based company followed this move in mid-2016 by leasing the entirety of the historic Spruce Goose hangar, which will reportedly house anywhere from 315,000 to 525,000 square feet of office space.

To create its new Southern California offices, Google is building a three-story steel-frame structure within the cavernous hangar, which was originally constructed in the 1940s by Howard Hughes.  New skylights and windows are also being carved into the building to allow natural lighting.

City records indicate that architecture firm RKF is designing the project.  Renderings portray a repainted exterior, as well as interior spaces that open to a bow-truss ceiling.

The building was sold last year by Ratkovich Co. for approximately $300 million, according to the Los Angeles Times.

The Los Angeles City Planning Commission is scheduled to review developer NSB Associates' proposal to construct an office buidling designed by the famed architect Frank Gehry in Playa Vista.

The project site, located at the corner of Beatrice Street and Jandy Place, is slated for an eight-story, 135-foot tall structure that would feature nearly 200,000 square feet of office space and a ground-floor restaurant.  Plans also call for new landscape and hardscape elements across the property, as well as parking for 845 vehicles.

Renderings how the proposed building is broken into two wings, rising above a commercial and parking podium.  The stepped form of the project allows for a series of landscape terrace levels and amenity decks.

Previous environmental documents have pointed to an approximately 22-month buildout for the project, with completion expected in 2019.

A staff recommendation argues for the approval of the proposed development.

Playa Jefferson Expansion Takes Shape

Construction is proceeding at Playa Jefferson Building E, a new office building in Playa Vista.

The three-story building, located at 12777 W. Jefferson Boulevard, will feature approximatley 55,000 square feet of rentable space, featuring open floor planes, large windows and outdoor decks.

Architecture firm Gensler is designing the low-rise edifice, which will feature a similar look to other buildings at Playa Jefferson.

Developer Rockwood Capital has previously sought to complete the project in Fall 2017.

Senior Housing Completed in Playa Vista

C.W. Driver Companies has announced the completion of Fountainview at Gonda West, a new senior living community in Playa Vista.

The $120-million project, developed by the Los Angeles Jewish Home, consists of multiple six-story structures at 12490 Fielding Circle.  The complex features a total of 199 apartments, with 175 for independent seniors and 24 for those in need of assisted living or memory care services.  The units come in one- and two-bedroom floor plans, ranging from 840 to 2,380 square feet in size.

Gensler designed the concrete buildings, which includes common areas such as a fitness center, a library, a dining room, and a rooftop deck with a swimming pool and a spa.

The Los Angeles Jewish Home is planning a similar development in Beverly Grove.

Industrial-to-Office Conversion Planned in Playa Vista

Local developer Karney Properties has unveiled plans to transform a 1960s warehouse in Playa Vista into creative offices, via a presentation last month to the Del Rey Neighborhood Council.

The property, located at 5405 Jandy Place, is currently improved with a two-story, 71,380-square-foot industrial building.  Karney proposes to modify the existing structure to create 92,715 square feet of office space and construct a six-level, 400-car parking garage at the back of the property.

Karney's presentation describes the building renovation as a by-right development, consistent with the height of nearby structures.  Renderings portray new cut-outs into the existing warehouse, creatingn light wells and amenity decks.  Its interior would feature the open floor plan, high ceilings and large windows typical of creative office space.

Neighboring property owner NSB Associates is planning an eight-story, 200,000-square-foot office building across the street designed by Frank Gehry.  Similar upgrades are also in development for a property next-door.


New Townhomes Begin Construction in Playa Vista

The New Home Company has announced the start of construction for Seabluff, a new development of 75 townhomes in Playa Vista.

The project, designed by Santa Monica-based KFA Architecture, consists of one- and two-story units with open floor plans and features such as patio decks and shared courtyards.  Unit sizes range between 1,102 and 2,233 square feet, with a maximum of three bedrooms in the 69 market rate dwellings.  The remaining six one-bedroom units - ranging between 776 and 824 square feet - will be priced for "community-serving" employees such as teachers and firefighters.

New Home expects to begin pre-sales for Seabluff in Winter 2017, with market-rate townhomes expected to start in the $900,000s.

Rendering vs. Realty: Playa Jefferson Expansion

After just over one year of construction, Rockwood Capital is nearing completion on its expansion of the Playa Jefferson office campus.

The property, located at 12777 W. Jefferson Boulevard in Playa Vista, already offers 200,000 square feet of rentable space, leased by companies such as engineering firm Arup and social media giant Facebook.  The expansion project - known as Building E - adds 55,000 square feet to that total.

The Gensler-designed building rises three stories, offering floor-to-ceiling windows and numerous outdoor decks.  A portion of its third level is cantilevered over a surface parking lot fronting Jefferson Boulevard.

Construction of Building E followed the completion of a five-story, 617-car parking structure at the back of the Playa Jefferson campus.

Google Will Move Into Playa Vista's Spruce Goose Hangar in the Fall

At long last Google is preparing to move into its new Southern California offices at the Spruce Goose hangar in Playa Vista.

According to the official Playa Vista website, the Mountain View-based tech giant will begin occupying the former aircraft hangar this coming Fall, following several years of construction.  Crews are currently putting the finishing touches on a three-story streel-frame structure within the interior of the cavernous structure, creating 300,000 square feet of offices.  New skylights and windows have also been carved into the building's exterior.

The project is being designed by ZGF Architects, although renderings have not been released for the completed product.

The Spruce Goose hangar, named for the iconic aircraft built there by Howards Hughes in the 1940s, has found itself at the epicenter of the Southern California tech industry, with a number of blue-chip firms occupying nearby buildings.  Many set up shop in the neighborhood following Google's purchase of 12 acres of adjoining property, which boasts entitlements for more than 900,000 square feet of office space.

The New Home Company is now building out the wood frame of Seabluff, a new collection of townhomes in Playa Vista.

The project - bounded by Seabluff Drive, Celedon Creek, and Discovery Creek - will feature 75 for-sale homes, with a variety of one- and two-story floor plans.  Plans call for a mix of market rate and affordable units with up to three bedrooms.

KFA Architecture is designing Seabluff, which is portrayed as a contemporary four-story building accented by wood panels.

Sales prices are expected to start in the $900,000s.
